The Galvestonian Condominium Resort consist of 180 units beach front high-rise condominium located in Galveston, Texas. In addition to the residential units, The Galvestonian includes other amenities such as a detached parking garage, tennis courts, pool area, beachside park, cabana kitchen, and various interior common spaces such as a laundry facility, exercise room, and management offices. The structure of The Galvestonian is cast in place concrete that has been coated (painted) to serve as the building enclosure at exterior wall locations. The remainder of building enclosure includes sliding glass doors within storefront glazing systems, hollow metal doors and frames, metal louvers, stucco on lath over sheathing and CFMF and a TPO roof.
The Galvestonian commissioned Zero/Six to provide a detailed evaluation of the building’s electrical system, waterproofing systems, life safety systems, unit balcony railings, concrete balconies, and concrete columns in the garage. Our team then developed specifications for a maintenance repair plan of the unit front doors that would extend the service life of the building and adhere to The Texas Department of Insurance (TDI) windstorm requirements. Additionally, Zero/Six designed the front entrance of the resort, showcasing a custom laser cut graphic on the signage that ties into the automatic sliding door.
